Valuation or appraisal?
To get straight to the point: a valuation of your home is not the same as an appraisal of your home. Although a valuation already provides a very accurate picture of the sales value of your property, you cannot take out a loan or mortgage based on a valuation. You can, however, do so with an official appraisal of your home or property. During an appraisal, the value of the property is determined on-site by an independent appraiser. The appraisal report establishes the value of a home according to specific guidelines. The report is checked by the NWWI (Netherlands Housing Valuation Institute) to verify that it has been prepared in accordance with established guidelines and quality standards. If the report meets the requirements, the appraisal can be used to finance a home with a lender of your choice.
When to value your house?
Unlike an appraisal, a valuation is only a rough estimate of the value of your home that usually serves as a basis for determining the correct asking price. You can have a valuation drawn up by us free of charge. Costs will be charged for an NWWI validated valuation.
