How to prepare your house for sale?

Do you want to sell your home? Then, as a real estate agent, we will of course do everything we can to achieve this for a good price. Of course, you can also do some things yourself to prepare your house for sale. Stad en Land Makelaar gives you tips for optimal presentation of your home.

Start preparing your home for sale

Put on your critical glasses and take a walk-through of your house to sell your home . Are there small things in the house that annoy you? If so, those are likely things a viewer will notice as well. Try to eliminate those annoyances with, for example, a fresh coat of paint or some caulking. That alone can make a big difference. Is a particular room in the house not yet neatly furnished? Then this is the perfect moment to pay attention to it. This way, a viewer can see what they can do with a space.

The living areas in your home

Living room

Do you have a lot of decoration in your living room? Then take most of that away. It is distracting and is only interesting for you. So remove as much as possible for peace and quiet and keep the minimum to keep it homely. Also remove as many small items as possible and leave the somewhat large objects. That gives peace and space. Do you have many cupboards against various walls? Try to reduce that too. And also take as many personal photos off the walls as possible. It all creates noise.

Kitchen

The same story applies in the kitchen. Tidy everything up as much as possible. At most, leave a soap dispenser on the counter. A nice coffee machine and/or a robust cutting board is also nice. But remove everything else as much as possible. Make sure to clean the kitchen thoroughly, including the refrigerator and oven.

Toilet

Remove all spare toilet rolls and any cleaning supplies from the toilet. A nice soap dispenser, towel and a nice scented spray are sufficient. Furthermore, the following also applies here: less is more!

Bathroom

And the fact that the art of omission is sacred also applies to the rest of your home, including the bathroom. A few nice towels and some nice shower products will suffice here. Make sure that everything looks shiny.

Bedroom

Do you want to make your bedroom look as large and sleek as possible? Provide a plain duvet cover or bedspread, preferably white or a light shade. Just notice what a big difference that makes!

The outdoor space

Don't forget your outdoor space in the form of a balcony or garden. Remove weeds and green deposits. Create a nice terrace if possible. And brighten things up with some (flowering) plants. Don't forget to wash the windows thoroughly, as well as the frames and doors. Every little bit helps, right?

During the viewings

Do you have your house completely spic and span? Then place a beautiful bouquet of flowers on the table during the viewings. That always works!
